Welcome to our website and thank you for your interest in Humabuilt Development. My name is Michael Foley, and I am the Founder and CEO of MF Development, LLC DBA as Humabuilt Development, a privately held company located in Apex, North Carolina. My journey into real estate began in 1995 with the purchase of a four-unit apartment building in Long Beach, California. My development career began in 1999 with the construction of five single-family homes in the Wrigley area of Long Beach. By 2004, we had transitioned to constructing luxury homes in West Los Angeles as well as affordable housing in Long Beach and the Inland Empire. Since then, we have expanded from the California region to a national level and are now developing projects in the Raleigh-Durham area of North Carolina and throughout the fast-growing Southeastern United States.
Prior to going out on my own, I worked as a consultant for a number of city government agencies assisting with a variety of redevelopment, economic development, and affordable housing projects. I am a strong proponent of sustainable building and work to incorporate those ideas and materials into every project we do. I am very excited about the potential for 3D printed houses in the future.
It is a joy to be able to reshape each community and create opportunities for those less fortunate. As such, we have also partnered with Charaplast, a nonprofit organization that assists in building homes for poverty-stricken families in Vietnam. This philanthropic opportunity aligns with my philosophy that we should help our fellow mankind when possible and try to create a better world for all to live in. We have made a resolution to donate one house for a family in Vietnam for every house we build and sell in the US. We have also partnered with www.onetreeplanted.org to plant 1,000 trees for every lot we sell.

Ruby Garibay
Executive Assistant/ Asset Manager
Ruby assists with all day-to-day operations including being the first point of contact for tenants, vendors, and property managers on assets under management. She also handles bookkeeping, project management, and investor relations on top of being the right hand to Michael Foley.
Ruby is from El Paso, TX where her father was stationed in the Army. She has a Bachelor of Business Administration – Financial Analyst from the University of Texas, El Paso.
Mark Norton

Mark has resided in the Raleigh-Durham area for the past 28 years. Upon graduating from Va. Tech in 1991, he began his 32 year real estate career in
Norfolk, Va. as a Project Engineer with Tidewater Construction Corporation on large scale industrial construction projects. Once relocating to Raleigh in 1994, he assumed the role of Project Manager with Sunstar Homes (now Lennar), guiding the successful development and build out of three residential subdivisions in Wake County. In 1998, Mr. Norton launched Dominion Properties, which focused primarily on the development and construction of urban infill projects in the Raleigh area. To complement this effort, Norton Development Company was formed in 2002, a full-service land development entity which incorporated a targeted land assemblage effort, full entitlement and planning capabilities, investment finance analysis, and product disposition on residential, commercial, and mixed-use projects. He has owned and managed three mission specific real estate businesses since 1998.
Mr. Norton’s extensive skillset includes site selection and analysis, project development, finance, entitlement, contract negotiation, and management across industrial, commercial/mixed use, residential, land acquisition and entitlement spaces. With a variety of projects ranging from 2 ac. to 1000 ac.+, Mr. Norton comanaged the assemblage, acquisition, planning, entitlement, and disposition of Trinity at Apex (now Veridea), a 1076 acre master planned mixed use development in Apex, NC. One of the largest ever in the region, it consisted of 3M sf of retail, 1M sf of office, and 4000+ residential units.
Mr. Norton currently holds an unlimited General Contractor’s license and Real Estate Broker’s license in North Carolina.
Craig Duerr

Craig has over 30 year of project management, site/civil design, entitlements, feasibility analysis, and due diligence experience and has been working in the Triangle since 2005 for Kimley-Horn and Withers Ravenel as well as Pulte Homes as Land Planning & Entitlement Manager. Projects have spanned single family, townhomes, apartments, and commercial throughout Wake, Durham, Johnston, Harnett, Chatham, and Franklin Counties. Craig has managed large projects from the master planning stage of the 1,000-acre Veridea sustainable development in Apex to entitlements required for approval of 400 lots for the 540 West neighborhood in Raleigh to the construction phase with platting of 1,600 lots for the Carolina Preserve active adult community in Cary. Builder relationships include 15 of the Top 20 in the Triangle (D.R. Horton, Lennar, Pulte, DRB, NVR, Taylor Morrison, Meritage, KB, Toll Brothers, M/I, Ashton Woods, Beazer, Tri Pointe, Mattamy, and Stanley Martin)
In early 2020, Craig started a consulting venture with Land Alternatives to capitalize on this unique combination of an Engineer’s perspective on site design and Builder’s insight on site feasibility. Services include sketch plans, development budgets, entitlement schedules, yield optimization, value engineering, consultant coordination, and expediting permits. Craig served as Vice Chair for Triangle Community Coalition and President of the Apex Sunrise Rotary Club.
